Why homeowners hire us

## Why Kitchen Renovations in Toronto Go Wrong, and What We Do Differently

Most GTA homeowners we meet have already heard the warnings. Contractors going over budget, vague quotes, schedules that slip by months. We were built to be the opposite of that experience.

Read our approach →

[/about/ →](/about/)

### Burned by unreliable contractors

Fixed-price contract from day one. The price we agree on is the price on your final invoice. Labour, materials, permits, and disposal included.

### Stuck coordinating trades

One team handles design, custom cabinet fabrication, and on-site installation. You have one point of contact from sketch to walkthrough.

### Condo-specific restrictions

We prepare the renovation application, file the certificate of insurance, book the elevator, and schedule around your building's noise rules.

### Unclear pricing

Every line item is itemized at the in-home consultation. No vague allowances. You see the same numbers in your contract that you saw in the quote.

## Open Concept Kitchen Renovation. Removing Walls to Transform Your Toronto Home

Most Toronto homes built before 1990, including the bungalows of North York and Scarborough, the semis of Leslieville and Roncesvalles, and the detached homes of Etobicoke, were built with closed kitchen floor plans. One wall removal transforms the feel of the entire main floor.

- check\_circle

What we build with

## Kitchen Renovation Materials We Specify for Toronto Homes

Every material we recommend has been selected for durability in the GTA climate, resale performance in the Toronto market, and compatibility with City of Toronto building code requirements. Here is what goes into a Toronto Kitchen Renos project.

### Cabinet Boxes

- + 3/4" Baltic birch or cabinet-grade plywood (standard)
- + Dovetail drawer boxes on all projects
- + Soft-close Blum Tandem runners
- + Full-overlay doors standard, inset available

We do not use particleboard cabinet boxes. Plywood holds fasteners better, resists moisture, and lasts significantly longer in a kitchen environment.

### Countertops

- + Caesarstone and Silestone quartz (most popular)
- + Granite and quartzite slabs
- + Marble (Calacatta, Statuario, Carrara)
- + Porcelain slab and butcher block

Quartz is recommended for households with young children and heavy cooking. Marble is specified when the homeowner prioritises the natural veining pattern and accepts the maintenance.

### Backsplash

- + Subway tile in ceramic and porcelain
- + Large-format porcelain (600x300 and up)
- + Natural stone mosaic (marble, travertine)
- + Full slab backsplash matched to countertop

Full slab backsplash matching the countertop is the fastest growing request in Toronto kitchens. It eliminates grout lines and creates a seamless look behind the range.

### Flooring

- + Engineered hardwood (Mirage, Lauzon, Boen)
- + Porcelain tile in wood-look and stone patterns
- + Luxury vinyl plank for condo applications
- + Heated floor rough-in available on request

Engineered hardwood is the most requested flooring for Toronto kitchen renovations and holds up better than solid hardwood in the humidity swings of a Canadian climate.

### Eco-Friendly Options Available

We source FSC-certified plywood cabinet boxes, low-VOC and zero-VOC paint finishes, and reclaimed wood open shelving on request. LED under-cabinet lighting is standard on all projects. If sustainability is a priority, tell us at the consultation and we flag every line item where a greener alternative exists at comparable cost.

## Toronto Neighbourhoods We Renovate

Every Toronto neighbourhood has its own housing stock, permit rules, and kitchen challenges. We know them all.

The Annex & Midtown

Edwardian & Victorian homes (1890-1925)

Narrow galley kitchens and load-bearing walls between dining and kitchen require careful structural planning and open-concept permits.

Leslieville & East End

Semi-detached workers' cottages (1900-1940)

Small footprints demand every centimetre counts. We design handle-less cabinetry and integrated appliances to maximise visual space.

Forest Hill & Rosedale

Large detached estates (1920-1960)

Heritage designation requirements and high client expectations. We source period-appropriate hardware and match original millwork profiles.

North York (Willowdale)

Post-war bungalows and hi-rise condos

Two very different renovation scopes. Bungalows need updated electrical panels; condo boards require noise schedules and elevator bookings.

Scarborough (Agincourt, Tam O'Shanter)

Ranch-style homes and townhouses (1960-1980)

Older kitchens with soffit ceilings and dated layouts. We remove soffits, raise upper cabinets to ceiling height, and modernise the full suite.

Etobicoke (Mimico, New Toronto)

Lakefront condos and post-war detached

Condo renovation packages with board approvals, liability insurance filings, and dust-containment plans required before any demo begins.

Mississauga (Port Credit, Streetsville)

Executive homes and master-planned developments

Large kitchens with islands and butler's pantries. Clients expect integrated smart storage, quartz waterfall islands, and hidden appliance garages.

Oakville & Burlington

High-end custom homes (2000-present)

Premium finishes and Thermador or Wolf appliance integrations. We coordinate with architects and interior designers from concept to final install.

Markham & Richmond Hill

New-build and move-up detached homes

Builder-grade kitchens with low-end finishes. Our most common request: full cabinet replacement, quartz counters, and undermount sink upgrades.

FAQ

## Common Questions About Kitchen Renovation in Toronto

Answers to what Toronto homeowners ask most before booking.

### Do you really offer a fixed-price contract?

add

Yes. Once we finalize design and material selections at the in-home consultation, we issue a single fixed-price contract that covers labour, materials, permits, cleanup, and disposal. The price we agree on is the price on the final invoice.

### How much does a kitchen renovation cost in Toronto?

add

Toronto kitchen renovations typically run $15,000 to $25,000 for a small refresh, $25,000 to $50,000 for a mid-range full renovation, $50,000 to $100,000 or more for high-end custom work, and $20,000 to $40,000 for a downtown condo kitchen. Final pricing depends on cabinet material, layout changes, and whether the project triggers a building permit.

### How long does a Toronto kitchen renovation take?

add

Most kitchens are complete 4 to 8 weeks after demolition begins. Custom cabinet fabrication adds 4 to 6 weeks of lead time before that. Condo renovations add another 2 to 6 weeks for board approval. We give you a phase-by-phase calendar in your contract.

### Can you handle the condo board approval paperwork?

add

Yes. We prepare the renovation application, supply our contractor insurance certificate, draft the scope-of-work for the board, and book the elevator and service-entrance time slots. You sign once and we handle every interaction with building management.

### Do I need a permit for a kitchen renovation in Toronto?

add

Cosmetic renovations such as cabinet replacement, countertops, and finishes usually do not need a permit. Structural changes, plumbing or electrical relocations, and any work affecting load-bearing elements do require a Toronto Building permit. We assess this at the in-home consultation and pull permits on your behalf when needed.

### Do you work in Mississauga and beyond Toronto proper?

add

Yes. We complete projects across the GTA including North York, Scarborough, Etobicoke, Mississauga, Brampton, Markham, Richmond Hill, Vaughan, Oakville, Burlington, Pickering, Ajax, and Whitby. Mississauga and Brampton sites use the City of Mississauga and City of Brampton permit process, which we file directly.

### What kind of warranty do you offer?

add

Our cabinet craftsmanship carries a 10-year warranty. Installation labour is warranted for two years. Hardware including Blum soft-close and Hettich carries the manufacturer lifetime warranty. The warranty terms are written into your contract.

### Do you have designers on staff or do I need to hire one separately?

add

We have NKBA-credentialed kitchen designers in-house. They handle layout, 3D rendering, material selection, and construction documentation. You do not need to hire a separate designer, and there is no separate design fee when you book a full renovation with us.

### What countertop materials do you install?

add

We supply and install quartz including Caesarstone, Silestone, and Cambria, as well as granite, marble, quartzite, porcelain slab, and butcher block. Quartz is the most popular choice for Toronto kitchens because it requires no sealing and holds up well to daily cooking. Marble and quartzite are selected for high-end projects where natural veining is the priority. All countertop options are presented at the design consultation with sample pricing.

### Do you offer eco-friendly or sustainable kitchen renovation options?

add

Yes. We source FSC-certified plywood for cabinet boxes on request. Cabinet finishes are available in low-VOC and zero-VOC formulations. We also offer reclaimed wood open shelving, ENERGY STAR-rated appliance coordination, and LED under-cabinet lighting as standard on all new builds. If sustainability is a priority, let us know at the consultation and we will flag every line item where a greener alternative exists.

### How do you protect the rest of my home from dust during the renovation?

add

We install floor-to-ceiling poly dust barriers at every doorway adjacent to the work zone before demolition begins. HEPA vacuums are used throughout the build, not just at cleanup. All debris is removed from the site daily and the kitchen entry points are resealed each evening. Dust containment is treated as part of the scope, not an afterthought.

### What cabinet door styles do you offer?

add

Our in-house fabrication shop produces shaker five-piece, slab flat-panel, raised-panel, and beaded-inset doors. Shaker is the most requested style across Toronto and works in traditional, transitional, and contemporary kitchens. Slab doors are specified for modern designs. All doors are full-overlay as standard. Finish options include painted in any colour match, stained wood, and two-tone combinations.

### Can I stay in my home while the kitchen renovation is underway?

add

Most clients stay in their homes throughout the renovation. We keep the bathroom and at least one bedroom fully accessible at all times. Plan to be without cooking facilities for 4 to 8 weeks. We recommend setting up a temporary kitchen station with a microwave, kettle, and bar fridge in the dining room or garage. If your project involves asbestos abatement or spray finishing, we will advise you on the specific days you need to be out of the home.

### Do you offer payment plans or financing options?

add

Our standard payment schedule is structured in three draws: a deposit on contract signing, a progress payment when cabinets are delivered to site, and the final balance on the day of the walkthrough. We work with third-party financing partners who offer 6 to 24 month deferred-interest options for qualifying homeowners. Ask about financing at the in-home consultation.

### What should I do to prepare before the renovation crew arrives?

add

Clear the kitchen of all food, small appliances, and personal items. Empty every cabinet and drawer. Remove artwork or fragile items from adjacent walls, as vibration from demolition can travel. If you have a pet, arrange for them to be elsewhere on demolition day. Parking one car off the driveway helps the crew stage materials. We send a full pre-renovation checklist with your contract so nothing is missed.
